Hollywood Production Company Fifth Season Signs Big Office Lease in West LA – Commercial Observer

The first tenant at the recently completed Class A office campus on the west side of Los Angeles is a film and TV production company.

The office campus developed by McCarthy Cook will be home to the Beverly Hills-based firm known as Endeavor Content. The office is located at the south entrance to the Sawtelle Japantown district.

The South Korean entertainment and media company is known for producing the film "Parasite." The company acquired an 80% stake from Ari Emanuel.

Demand for traditional office space is falling around the country while McCarthy Cook builds Lumen to attract L.A.s tech and entertainment firms. Fifth Season's lease for the high-end space is indicative of the popular "Flight to quality" trend.

There is a one-acre deck with 65,000 square feet of private outdoor space, as well as a restaurant, a beer and wine bungalow, a coffee bungalow, and an exhibition kitchen. There is a restaurant, a screening room, and a 5,000- square-foot gym in the building.

"People are working from home and the question is, "What's going to bring you back to the office?" It needs to be a game-changing experience to get you here, with employees who want happy hours, social gatherings, fitness classes, and great convenient food and beverage options. The evolution of the office environment is what we are attempting to do here.
