When it comes to practical advice about how to make money with the latest real estate tools and strategies, Jeff Lobb is always an amazing resource. Lobb gives advice about how to make your business more profitable.

Email

How do you make sure that you get the best answers? When you are writing an email, you should cite the examples.

  • Begin by telling ChatGPT how you want it to act: “Emma is a real estate professional.” This tells ChatGPT to write something in the third party rather than in your voice and to make the tone professional.
  • Write five subject lines that make the email recipient more likely to open my email. 
  • Put together an email for each month of the year. 
  • Send them to my past clients who already like and trust me.
  • If you wanted to change the tone, you could switch from being “professional” to being “funny.” 

Another example.

  • Act as a real estate professional who is generating leads from Zillow.
  • Create email responses to Zillow leads that are looking for a home that will convert them into an appointment. 

The email should be written from a real estate agent's point of view.

You should always adjust the responses to make them your own, even if there are eight or nine that will be great. Don't copy and paste what you're told. You have to make sure it is accurate.

Track the level of engagement with each email in order to assess the effectiveness of your email communications. If the engagement level was low, change the words and ask for more answers. It is not necessary to waste time trying to figure something out. As Lobb explains, that's correct.

Give me the ideas, give me the foundation, and I can try it out. I see it that way.

Text messaging

I asked Jasper if he missed the mark when he asked about a post for February 14th. The prompt was used.

For my past real estate clients, I would like you to write a text. I want to know if love is in the air and real estate is worth anything.

There was great content for both an email and a text message.

Additional content that could be used for a great print or digital marketing campaign was included in the 10 responses.

Creating a community report or e-book

The community or area report could be created with the help of the chatGPT. It is free for you to create real estate content about your market. This is a great marketing piece and leads conversion tool.

Imagine combining it with something else. I suggested in my January article that you use the questions most searched for on the internet to create a list of pros and cons about living in your area.

Asking all the fun things to do in my town, all the creative things you can do on weekends, and what are the best restaurants included in the reviews were some of the ideas put forward by Lobb.

Creating a Call to Action (CTA) that converts leads

Few agents do a good job of creating effective CTAs. A lot of agents don't bother They don't track how well marketing pieces perform because they don't know what works and what doesn't.

The strength of your CTA is what determines if someone will give you their data. Real estate professionals need to start thinking like consumers if they want to sell their homes.

What are the top three things the consumer is thinking about, what are they doing, and what are they looking for?

If you want to learn how to act as a real estate agent and give advice about the top three things we need to do to prepare our home for sale, you can ask the person you're talking to.

How do I get my house ready to sell? was one of the questions asked by Lobb. I need to make some improvements. I want to know the value of my home.

The response should be created in an e- book format. Before you start writing an e-book, you should be reassured by this.

People are intimidated by the term e- book. An e-book can be any length you want it to be. People want immediate access to what they want.

Here is how they responded to the prompt.

When I asked for this in an e-book format, the response was surprising.

If you want to create an e-book, you need to know how to create it, but you also need to know how to market it. It's for example:

  • Create a detailed list of 10 steps to take to declutter my home and prepare it for sale. 
  • What 10 steps do I need to take to depersonalize my home to prepare it for sale? 
  • What are five home repairs sellers should always make to prepare their home for sale?
  • What are the pros and cons of replacing the carpet in my house before I put it on the market? 
  • What are the pros and cons updating the appliances before putting my house on the market? 
  • What are the top 15 things I can do to stage my home for sale? 
  • How can I tell if I should hire a professional stager to stage my home for sale or do-it-myself? Give me the pros and cons for each option. 

You can ask the image generator to make pictures of before and after staging if you use it.

Use Canva to make your book look better. You can use Canva to create charts for your business or personal use. It will find usable photos and graphics for your e-book if you tell it what you want.

Capitalize on the consumer’s fear of missing out (FOMO)

Consumers are always motivated by the desire to get the most money for their homes. They are most likely to click on a link that says, "10 Ways to get the most money for your home." How do you identify the key words and phrases that will generate the most traffic on the internet? There is a site called Answer The Public.

You can use the words "real estate marketing" or "declining home values" on the site. Key word phrases are ranked by the site as high, average, and lowest searched.

It is recommended that you use the highly searched terms from Answer ThePublic.com in your prompt to use an artificial intelligence. The better your inquiry is, the better the reply will be.

Social media

When you post on the social media, the best way to grow your business is to make your communications personal, and that's what we both agree on.

For ideas about the types of video content you want to shoot for your marketing, you can use the chatg pt. Send me 31 ideas for creating a video each day in March to use market to people who don't know me or like me, and convert them into leads.

Generate content about your client's specific interests, such as fund raising for a specific cause, collectibles, travel, or sports, is a better way to use chatgppt for the social media. What matters most to them are the things you want to share.

Video

Tools for working with video can be found on the major video sites. Two other artificial intelligence sites were recommended by the author.

  • Synthesia allows you to take written content and create a video using one of its human avatars. Each avatar has its own unique voice, accent, and style. If you would like, you can even clone your own voice.

You can use an actor to do market reports, promote your open house, or read a testimonials in the same way you would use a market report writer. Since the lip sync doesn't always match, you need to make sure the videos you create meet your standards.

  • Vidyo.ai allows you to take long form videos and to quickly make short videos for Instagram, YouTube Reels, and TikTok. It also provides closed captioning, video resizing, and social media templates. 

Put it all together in HighNote

You can set up an auto-reply on your landing pages if you don't want to be available 24/7. Veteran real estate professionals founded HighNote.io, which is recommended by Lobb. HighNote has a profile on the professional networking site.

HighNote is a platform that helps agents collect and deliver resources in a timely manner.

Put this approach on steroids by including any videos, photos, staging suggestions, or other useful information to the person who is making the inquiry. This is a great way to get a face-to-face appointment with the buyer or seller.

Lobb advised not to get caught up in all the shiny objects with their bells and whistles. Stay focused on selling real estate and use the tools to achieve better results.
